Does anyone know if the 100 yr flood plane has been updated,in the southwest section of OWOSSO?Or where i might get that question answered?I'm tired of paying xtra in taxes and being required by my mortgage company to carry Flood Insurance.All replies appreciated.

Check with your municipality.

If you live in the City of Owosso, ask City Hall. The municipality has to request a re-evaluation of the Flood Plain if conditions change and a study/evaluation warrants it.

The city was supposed to request FEMA do an update on the flood plain.
Gary Burke would be a good one to talk to. You can ask for an updated floodplain map, too. I think they also issue something stating what your property's position is in the floodplain.

The Owosso Drain project was supposed to significantly reduce the area of the flood plain, leaving only a few stuck with high flood insurance that is basically worthless (in case of flood). Be nice to be able to quit buying that insurance, nice little benefit.

Good luck joshuapa.
I've got no answer from the city or the county regarding standing water in my backyard that wasn't there before the big dig :x. So I don't belive your tax issue will be handled any differently.

I've decided to risk arrest this spring/ summer and bring in fill to raise the level of said area thus eliminating my problem, but allowing my neighbor to the south the luxury of having a pond :D

Call the county Drain Commissioner about the standing water. If that isn't who you talked to before. Not that it will do you any good, but make sure you talk to the right person because the rest of them just play dumb.

don't believe he is talking about a tax issue. If you live in a flood plain, mortgage companies require you to have flood insurance. that would be the $800 a year he speaks of.

The grand and glorious Owosso Drain project was supposed to reduce the size of the flood plain. The city has to request FEMA to determine the new floodplain. They were supposed to have done that already. If they have, you get something from the city, in writing, that says you are in or out of the new floodplain boundaries. If you are out, you most likely will not be required to have flood insurance by your mortgage company.

Has nothing to do with taxes.

Doesn't matter who mentioned the tax word, first or last.:roll:

Doesn't matter if he is tired of paying taxes on the Drain. :roll:

Unless he paid it off, that Drain tax is going to be on his property taxes for 20 years. Maybe 18 years left. :shock: :wink:

The only expense he stands a chance of being spared is the flood insurance if his property is no longer in the flood plain. :)
